Start by touring the homes for sale at Timbers Kauai during an open house or via a private tour with one of our Real Estate specialists—offered daily between 9am-5pm. No appointments are necessary to partake in an open house. Simply meet us in the sales gallery at Timbers Kauai, located in the lobby of the resort, and a representative will accompany you on your tour. During the open house, you’ll see model residences as well as the individual properties that are currently for sale.

*COVID-19 safety measures are in place during all open house events. Each model residence is equipped with hand sanitizer and face masks are required.

Home Prices and Annual Maintenance Fees

Timbers Kauai homes start at $445,000 (fractional ownership) and $3,990,000 (whole ownership). In addition to the price of the home, Owners cover an annual maintenance fee, which covers everything under the banner of home ownership. Annual dues vary based on the residence purchased and includes:

• Full maintenance of the interior and exterior of your home
• Full landscaping services
• Dedicated Concierge service
• Daily housekeeping
• Yearly property taxes, insurance and utilities
• Maintenance of the communal lands
• Membership in the Timbers Collection

Annual dues may increase as the cost of maintaining each residence increases over time. Owners will review all proposed increases.

Timbers Kauai Buying / Selling Process

Current homes for sale include new developer inventory. Interested buyers work directly with our experienced Real Estate Sales executives, who will walk you through our straightforward purchase process. During the purchase process, we’ll connect you with our preferred partners and title company (Title Guaranty) and guide you every step of the way.

Upon deciding to resell a house at Timbers Kauai, sellers may participate in Timbers Resorts’ simple resale program or list on the open market. Our resale program offers a turnkey Sales and Marketing solution to simplify the selling process.

Enjoying Your New Home

Once you’ve decided to purchase a home, the average length of time from offer to move in is roughly 14 days. Each fractional residence is fully furnished and ready move-in ready. For our other properties, owners have the option to purchase a furnished home or work one-on-one with one of our preferred interior design partners like J. Banks Design Group to choose custom furnishings that fit your particular aesthetic.

Once you’re ready to move in, we’ll also set you up with a personal Concierge to assist you with any needs you have while in your home.
