Yes! Timbers Kaua‘i is a 450-acre oceanfront development. In fact, it’s the only luxury oceanfront development of its kind to be built in Kaua‘i in decades. Purchasing property at Timbers Kaua‘i provides owners a rare opportunity to own deeded real estate extremely close to the ocean — and just a quick ride to the beach.
Maliulā, Kaiholo and Lāola homes are all located in different sections of Timbers Kaua‘i, each with unique layouts and features.
- Maliulā: Two- or three-bedroom condominium-style homes that feature three private lanais with views of the ocean, lagoon and golf course.
- Kaiholo: The closest homes to the ocean, these three- or four-bedroom residences offer up to 3,400 square feet of interior living space.
- Lāola: Three- and four-bedroom oceanfront townhomes set just above the 15th fairway of the Ocean Course at Hōkūala. These homes feature breathtaking views of the ocean, the historic Ninini Point Lighthouse and the Hāʻupu mountains. Lāola townhomes are offered in whole ownership opportunities only.

Yes. All of the homes currently for sale at Timbers Kaua‘i are fully furnished.
Yes. We’ll take care of all home maintenance and housekeeping for you, which is included in your annual maintenance fee (varies based on the unit you purchase).
Yes. When you arrive, you’ll find a stocked refrigerator and chilled bottle of wine waiting for you. While you’re here, we’ll deliver fresh organic produce directly to your home (upon request) from The Farm at Hōkūala. And don’t worry about cleaning up — we offer daily housekeeping services.
In addition to your household needs, we can also coordinate restaurant reservations, tours and activities and curated adventures for you via your personal concierge.
While you’re here, enjoy access to all of the amenities throughout our 450-acre Hōkūala home. These include Nanea Spa, abundant outdoor recreation opportunities, our Jack Nicklaus Signature golf course, Hualani’s oceanfront restaurant and the option to have a private chef prepare and cook a meal in your home. We’re also happy to provide you with bikes, surfboards, snorkel gear and other sports equipment to help you explore our outdoor playgrounds.
Anyone who owns a home at Timbers Kaua‘i is able to take part in our Timbers Reciprocity Program. The Reciprocity Program allows you to access the entire global portfolio of Timbers Resorts via our private trade network. Timbers Kaua‘i is just a few miles from the Lihue Airport (LIH). To make the trip even easier, Owners are granted access to a private road that goes to and from the airport in less than 10 minutes. For Owners, we also offer complimentary airport transportation.

Kaua‘i is the fourth largest Hawaiian island, and often referred to as the Garden Isle because of the lush rainforests that cover the land. There are three major regions: the North Shore including Princeville and Hanalei, the East Shore (often called the “Coconut Coast”) including Kapa’a and Lihue (where Timbers Kaua‘i is located), and the South Shore including Koloa, Poi’pu and Waimea.
Kapa’a, on the “Coconut Coast,” is the island’s largest town, followed by Lihue, which is also where the airport is located. The Lihue airport offers direct flights from the Mainland and Canada along with Oahu, Maui and Hawai‘i Island, making it convenient for Owners to access their Garden Island home.
There are many different micro-climates on the island, depending on where you live. Our home in Lihue tends to stay sunny and relatively dry almost all year round.
Yes! For added convenience, Timbers Kaua‘i operates a formal Rental Program that carefully screens prospective renters on behalf of our owners. In addition, Timbers Kaua‘i will handle the entire rental transaction on your behalf. The rental process is completely effortless for Owners.
We offer open houses daily from 9:00 am to 5:00 pm, and virtual tours are also available.
