Timbers Kaua‘i features an exclusive collection of luxury, oceanfront residences offering both fractional and whole real estate opportunities. Yes! Timbers Kaua‘i is a 450-acre oceanfront development. In fact, it’s the only luxury oceanfront real estate development of its kind to be built on Kaua‘i in decades. Purchasing property at Timbers Kaua‘i provides owners a rare opportunity to own real estate — whether deeded, fractional ownership, or whole ownership — extremely close to the ocean and just a short walk to the beach.

Maliulā, Kaiholo, Lāola, and Lāola Nani homes are all located in different sections of Timbers Kaua‘i, each with unique layouts and features.

  • Maliulā: Two- or three-bedroom condominium-style homes that feature three private lanais with views of the ocean, lagoon and golf course. Maliulā is offered in whole and fractional ownership.*
  • Kaiholo: The closest homes to the ocean, these three- or four-bedroom residences offer up to 3,400 square feet of interior living space. Kaiholo is offered in whole and fractional ownership.*
  • Lāola: Three- and four-bedroom oceanfront townhomes are set just above the 15th green of the Ocean Course at Hōkūala. Lāola townhomes are offered in whole ownership.*
  • Lāola Nani: Timbers Kaua‘i’s newest offering. Three- and four-bedroom bi-level townhomes with exceptional levels of finish, expansive lanais with a private plunge pool, and private suites, all set above the 15th fairway. These homes feature breathtaking views of the ocean, the historic Ninini Point Lighthouse and the Hāʻupu mountains. These residences are offered in whole ownership.*

Fractional ownership is a flexible and convenient way to buy luxury real estate on Kaua‘i. Unlike a timeshare, each residential interest in a fractional ownership agreement represents an undivided deeded real estate purchase — identical to any deeded real estate acquisition. The majority of the homes and residences currently for sale at Timbers Kaua‘i are fully furnished. Our Lāola Nani townhomes are available for purchase unfurnished.

Yes. We’ll take care of all home maintenance and housekeeping for you, which is included in your annual maintenance fee (varies based on the residence you purchase).

Yes. When you arrive, you’ll find a stocked refrigerator and essentials. During your stay, we will deliver fresh organic produce directly to your home (upon request) from The Farm at Hōkūala. And don’t worry about cleaning up — we offer daily housekeeping services.

In addition to your household needs, we can also coordinate restaurant reservations, tours, cultural experiences, and curated adventures for you via your personal concierge.

While you’re here, enjoy preferred access to all of the amenities throughout our Hōkūala resort home. These include personalized concierge services, abundant outdoor recreation opportunities, our Jack Nicklaus Signature golf course, Hualani’s oceanfront restaurant, and much more. We’re also happy to provide you with bikes, surfboards, snorkel gear, and other sports equipment to help you explore our 450-acre outdoor playground and the island of Kaua‘i.

Anyone who owns a home at Timbers Kaua‘i is able to take part in our Timbers Reciprocity Program. For added convenience, Timbers Kaua‘i also operates a formal Luxury Rental Program that is completely effortless for Owners wishing to rent their home while not in residence.

Timbers Kaua‘i is just a few short miles from Līhu‘e Airport (LIH). For Owners, we also offer complimentary airport transportation.

Timbers Kaua‘i is located on Nawiliwili Bay, conveniently situated between Kaua‘i’s best attractions. A few you may want to explore include:

Kaua‘i is the fourth largest Hawaiian island and often referred to as the Garden Isle because of the lush rainforests that cover the land. There are three major regions: the North Shore including Princeville and Hanalei, the East Shore (often called the “Coconut Coast”) including Kapa‘a and Līhu‘e (where Timbers Kaua‘i is located), and the South Shore including Kōloa, Poi‘pu, and Waimea.

Kapa‘a, on the “Coconut Coast,” is the island’s largest town, followed by Līhu‘e, which is where the airport is located. The Līhu‘e airport offers direct flights from the Mainland and Canada along with O‘ahu, Maui, and Hawai‘i Island, making it convenient for Owners to access their Garden Island home.

There are many different micro-climates on the island, depending on where you live. Our home in Līhu‘e tends to stay sunny and relatively dry almost all year round.

Yes! For added convenience, Timbers Kaua‘i operates a formal Luxury Rental Program for Whole Owners that carefully screens prospective renters on behalf of our owners. In addition, Timbers Kaua‘i will handle the entire rental transaction on your behalf, making this process is completely effortless for Owners.
