OWNERSHIP OPTIONS

FRACTIONAL OWNERSHIP

Simply put, fractional ownership is a worry-free deeded interest ownership, scaled to your lifestyle. Our ownership options let you decide how much space you need and how much time you’d like to spend here. Fractional ownership options feature three- or four-bedroom floor plans, perfectly appointed with beautifully-selected home furnishings and what we call “Timbers Touches,” as well as makai (ocean) and mauka (mountain) views.

WHOLE OWNERSHIP

Whole ownership allows buyers a one-of-a-kind escape with year‑round access to your private vacation home. Whole ownership is perfect for owners who plan to spend significant time here on Kaua‘i, and would like to come and go as they please. Whole ownership options include two, three, or four bedroom options, with spacious indoor/outdoor living areas and multiple private lanais. The views and “Timbers Touches” are ever-present, and the feeling of home is all around. Architectural perfection meets natural beauty at Timbers Kaua‘i, and the thoughtfully framed views from every room are unmatched.

Whichever ownership option you choose, Timbers will have you covered with all the services of a luxury resort—valet, bell service, concierge, housekeeping, transportation, and an extensive calendar of owner events which changes weekly. From ukulele lessons and pop-up markets to our weekly Sunset Session Pau Hana (happy hour), Timbers goes above and beyond your typical resort community. We take care of everything so that you can get back to slowing down, island style.

At Timbers Kaua‘i, island adventure is always within reach. Whether you prefer adrenaline-pumping activities or moments of serenity, authentic Hawaiian experiences can be found within the resort at Hōkūala and close beyond. Preferred tee time with your clubs ready? No problem. Need some gear for a family day? Stop by what we lovingly refer to as the “toy box” and grab a couple stand-up paddleboards to cruise the on-site lagoons. Our boutique spa and open-air fitness classes will keep you feeling your best. Afterwards, stop by Nalu’s for a fresh-pressed juice and quick bite poolside. We even have activities for the kids at our keiki (kids’) activity center. Need a night out? Our farm-to-table oceanfront dining at Hualani’s offers some of Kaua‘i’s finest fare. With luxury amenities and a dedicated concierge team ready to share Kaua‘i’s best kept secrets with you, your island experience will be that of a local, but with some exclusive benefits. Each of our two- to four-bedroom luxury residences offer at least three private lanais and ocean views to welcome you home.

KAIHOLO RESIDENCES

The Hawaiian word “kaiholo” means the movement of the sea. In each Kaiholo vacation residence, the seamless transitions from indoor to outdoor living and lanais that extend to the ocean’s edge. Kaiholo is one of the last and closest oceanfront residences on Kaua‘i, perched facing the vast Pacific. As a result, you will find shades of blue and granular movement in the natural stone tiles and surface materials, fitting with the sea-inspired design. Neutral tones set the stage for breathtaking panoramic ocean and mountain views, creating an incomparable experience. Kaiholo hugs the center of the action, adjacent to Hualani and the infinity pool, but still offers the quiet calm that comes with an oceanfront property.

MALIULĀ RESIDENCES

Warmest aloha and welcome, or maliulā is the perfect name for these homes. Our Maliulā vacation rentals have a calming reflection to them, as the eye meets the Hau’pu mountain range. The greyed woods and textured white oak flooring and millwork with elegant touches of silvered iridescent stone tile and glass and shell-like tile perfect the serene feeling of home. Just steps from your door, you can enjoy bird-watching as endangered native Hawaiian birds make their home in the lagoons beside Maliulā. Just beyond the lagoon is a grassy knoll where Sunset Sessions (happy hour) is held every Wednesday, should you desire a midweek mixer with incredible drinks, bites, company, and backdrop.

LĀOLA TOWNHOMES

The Hawaiian word “lāola” means sun or life. These sunrise-facing townhomes are perched directly above the oceanfront green of the 15th hole and offer breathtaking views that span from the historic Ninini Point Lighthouse to the Hau’pu mountains. Lāola residences welcome the natural Hawaiian landscape into the interiors with a seamless flow from the exterior to the interior. Features such as private plunge pools, folding glass walls, and outdoor showers surround you in the island luxury.
